AAHS was one of the largest approved participants in delivering affordable rental housing for low to moderate income households under the National Rental Affordability Scheme (NRAS). With a proven governance framework and an experienced team of NRAS compliance specialists, AAHS established a well-deserved reputation within the affordable housing sector. 

NRAS commenced in 2008 and aimed to increase the supply of new and affordable housing by providing annual financial incentives for investors.

In the 2014-15 Federal Budget, the Australian Government announced that no further funding rounds would be made available for new NRAS allocations. Existing allocations would continue to receive incentives for their remaining incentive periods, subject to the applicable requirements. The NRAS subsequently concluded on 29 June 2026, with all remaining NRAS allocations ceasing on or before that date.
